- Introduction
Welcome to ListWithLiaison.com (the “Site”), owned and operated by Liaison Real Estate Group, LLC (“Liaison,” “we,” “our,” or “us”). These Terms and Conditions (the “Terms”) govern your access to and use of the Site and our services (the “Services”), including real estate brokerage, listing services, and other related offerings. By accessing or using the Site and Services, you agree to comply with these Terms. If you do not agree with these Terms, please do not use the Site.
- Acceptance of Terms
By using the Site, you acknowledge that you have read, understood, and agree to be bound by these Terms, as well as our Privacy Policy. If you are using the Site on behalf of an entity, you represent and warrant that you have the authority to bind that entity to these Terms.
- Scope of Services
Liaison offers limited-service real estate brokerage services, including MLS access, listing coordination, and broker support, under a flat-fee and 1% success-based commission model. Our Services are available exclusively to users who comply with the laws and regulations of the state of Florida and relevant real estate statutes.
- User Responsibilities
You are responsible for:
- Providing accurate, lawful information when using our Site or Services.
- Coordinating property showings and responding to offers in a timely manner.
- Complying with all applicable laws, rules, and regulations, including but not limited to Florida real estate laws, HOA guidelines, and federal regulations.
- Not using the Site for any unlawful, fraudulent, or unauthorized purposes.
Liaison is not responsible for any delays, errors, or noncompliance resulting from user actions or failure to comply with these responsibilities.
- A2P Communication Consent
By providing your contact information and using the Services, you consent to receiving automated and manual communication from Liaison, including text messages (SMS), phone calls, and emails, related to the real estate services we provide.
- Transactional Communications: You consent to receive transactional communications, including but not limited to updates on property listings, inquiries, and other real estate services.
- Marketing Communications: You may receive marketing communications from Liaison if you opt-in during your use of our Site. You can withdraw consent at any time by following the opt-out instructions provided in each communication (e.g., replying “STOP” to SMS messages or unsubscribing from emails).
- Opt-In and Opt-Out
- Opt-In: By providing your phone number or email address, you affirmatively consent to receive communication from Liaison, including marketing, transactional updates, and promotional offers.
- Opt-Out: You may opt-out of marketing communications at any time by clicking the “unsubscribe” link in emails or replying “STOP” to SMS messages. If you wish to stop receiving all communications, please contact us directly at listwithliaison@gmail.com

- Dispute Resolution and Attorney’s Fees
In the event of a dispute arising from these Terms, you agree to attempt to resolve the matter through informal negotiation with Liaison. If the dispute cannot be resolved informally, it shall be settled through binding arbitration in Broward County, Florida, in accordance with the rules of the American Arbitration Association.
The prevailing party in any dispute shall be entitled to recover reasonable attorney’s fees and costs incurred.
- Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law principles. Any dispute arising under these Terms shall be subject to the exclusive jurisdiction of the courts located in Broward County, Florida.
- Changes to Terms
Liaison reserves the right to modify or update these Terms at any time. Any changes will be posted on this page, with a revised “Effective Date.” Your continued use of the Site after such changes constitutes your acceptance of the updated Terms.
- Termination
Liaison may, at its sole discretion, suspend or terminate your access to the Site or Services at any time for any reason, including but not limited to your failure to comply with these Terms.
